Required Qualifications:
· Must live in or near East Village or own your own pickup truck or van.
· Be Real Estate Owner’s Experienced Right Hand Combination Property Manager, Repair Man fixing everything, and On Site Rental Leasing Person.
· Must have actual experience having rented apartments previously, plumbing, and electrical experience essential. Sheetrock, spackling, painting, tiling, grouting, cement, roofing, knowledge or ability to take care of temperamental oil heat boiler, oil burner. Ability to problem solve such as personally make mold remediation by removing sheetrock trace source or leak, repair and return to finished surface. Be an independent worker with your own transportation pickup truck preferred to pick up building materials from Home Depot or elsewhere.
· Must be patient in communication with a demanding landlord boss.
JOB DESCRIPTION:
· Work for landlord of 4 Manhattan East Village apartment buildings.
· Tenant Complaints, Tenant Relations and Tenant Satisfaction:
Receive and handle any and all tenant complaints. Follow instruction of landlord to satisfy tenant complaints, make repairs, remove violations, sign and file certifying repairs were done on paperwork with Landlord, NYC etc,
· Repairs:
Perform this work personally.
Perform roof repairs, plumbing repairs, electrical, sheetrock, plastering, painting, etc.
Maintain that temperamental oil burner and boiler are working throughout the winter.
Respond and rectify heat complaints and replace burned out electrical fuses at all hours day or night.
Supervise specialists who will perform the complicated system or apartment renovations.
· Make Vacant Apartments ready for showing, re-renting and re-rental:
Clean out vacant apartments, clean them up, fix them up, get them 100% ready for re-rental and make sure new tenants move in to their satisfaction.
· Renting:
Generally the apartment renting is done between July and October with almost all leases expiring August 1 through September 31. This is our target rental season. This is the intense period of time that rental turnover requires you to perform the rental of vacant apartments. Place “apartment for rent by owner” ads on Craigslist. Answer Craigslist emails and telephone calls from prospective tenants, arrange daily open house apartment showings for several hours each afternoon such as from 5pm to 7:30pm to meet with prospective tenants 6 days a week to personally show the apartments, aggressively fill up any vacancies with the best possible credit worthy new tenants, complete tenant application, collect rental deposits, submit to landlord for credit approval and authorization to rent, have tenant sign lease in anticipation of landlord’s approval and countersignature.
· Superintendent:
Oversee and supervise superintendent. Make sure that building hallways have been cleaned and mopped at all times, that garbage has been removed to the street curb, prepare and observe NYC’s recycling procedures and schedules properly, insure that no violations are received, and if necessary perform this work personally until you hire a new or replacement superintendent to your and landlord’s satisfaction.
· Make court appearances if necessary such as for verification of work such as renovation or repair work has actually been done, rental collection cases, etc.
Compensation: $300 to $500 per week based on experience and ability
